Add text box to HomeVal reports for PINs in class 212, 218, or 219 #154
For PINs in class 212, 218, and 219, let's add a text box to explain that this property type is often reviewed. What about:
Special note: This property type does receive an initial estimated value from the sales-based statistical model. But, because the market value of this kind of property can depend on income and expense data not in the statistical model, this property type often receives a new valuation later during analyst review. Because of this, the characteristics and data in this report below might not explain the property's assessed value.
This is similar to what we do for multi-cards (example).
Reasoning
Small mixed-use properties (class 212) and bed-and-breakfast (218 and 219) are considered single-family for the sake of modeling, but are typically valued later by hand because the income approach to valuation may outperform the model's sales-based approach. Because of this, the HomeVal reports for mixed-use and B&Bs might contain characteristics and data that aren't as informative about the property's mailed assessment compared to HomeVal reports for single-family homes not in these class codes.
Process
Let's deploy 3 tests (for a class 212, 218, and 219 PIN) to stage and send to our stakeholders for their review.
